What does a mortgage broker actually do?
A mortgage broker works on your behalf — not the bank’s. My job is to understand your full financial picture, match you with the right lender from dozens of options, and guide you through the process from application to keys. Banks have one product to sell you. I have an entire market. That difference matters more than most people realize, especially when your situation isn’t perfectly straightforward.
How does a mortgage broker get paid?
In most cases, the lender pays me a finder’s fee once your mortgage funds — which means my services cost you nothing out of pocket. On private or alternative mortgages, there is typically a broker fee, and I’ll always tell you exactly what that is before you commit to anything. No surprises. No fine print. If I’m getting paid, you’ll know how and how much.
Is it better to go through a broker or my bank?
Your bank will offer you their rate. I’ll show you what the market actually looks like. I have access to major banks, credit unions, trust companies, and private lenders — and I know which ones are most competitive for your specific situation right now. Beyond rates, banks have one underwriter and one set of rules. I have relationships with dozens of lenders, and I know which ones will look at your file favourably. That’s a meaningful advantage when it counts.
What information do I need to get started?
Less than you think, at first. To have a useful initial conversation, I just need a general sense of your income, your down payment or equity, and what you’re trying to accomplish. From there I can tell you pretty quickly what’s realistic and what the path forward looks like. The formal documentation — pay stubs, NOAs, statements — comes later once we know which direction we’re heading.
How long does the mortgage process take?
A standard purchase or refinance typically takes two to four weeks from application to funding, assuming your documents come in quickly. Private mortgages can move in days when needed. The biggest variable is almost always documents — the faster you get me what I need, the faster we move. I’ll tell you exactly what’s needed and when, so nothing stalls on my end.
