Stay Focused

Every morning without fail I receive 5-6 inspirational images from a good friend. These help me get my day started on the right foot and to stay focused on what I want and need to accomplish. You see it’s too easy to get distracted and let the learning experiences in life get you down when you should be focused on where you want to go instead of what could possibly hold you back.

Blame game

Playing the blame game with anyone in your life is never productive. Nothing ever gets accomplished or resolved by blaming one another. It’s always best to focus on the solutions to the current issue than to blow up the issue and get nothing accomplished.

There will always be problems and challenges in life. However if you are constantly thinking of what could go wrong you will never actually move forward. Deal with things as they come up and keep moving forward.

Today I am thankful for the fact that my truck started today after refusing to the last few days when it was -25c, the challenges and the solutions to the week ahead and kids back to school whether we wanted them to go or not.

Good Neighbours

Good neighbours make almost any house feel like home. This is exactly how we feel lately. With the most recent storm and then cold snap our truck decided it did not want to start. A quick text to a neighbour and they came over with a car battery charger. Suddenly the problem was solved.

As much as we want to say that we can and will do it all, there are times when a little help from those around you will go a long way. Some good neighbours will make a modest house seem like a castle. So when you find your new home I suggest that you get to know your neighbours. Offer to help them when needed as you never know it could soon be you. Good neighbours make great neighbourhoods.

Today I am thankful for neighbours who are always willing to help, a quick fix to a new problem and having solutions is more important than worrying about problems.

Absolutely

Absolutely, I will meet you at the pub around 8:30 or I will meet you exactly at 8:30. Which one of these can you take to the bank knowing it will happen precisely at 8:30? You see some things are ok with approximates or estimations but some things are not. You can estimate the amount of flour you need in the cookie recipe that you have made 100’s of times in the past but if you have a job interview at 11 and you show up at 11:15 then that is not going to cut it.

Another area when absolutes are a must is in banking. If you record on your mortgage application that you make 65,000 last year but your pay stubs add up to 61,275 and your job letter says that you make 60K then could very well through off your debt service ratio if you were looking to purchase at the high end of your pice range. There are no estimations in banking, we deal in absolutes.

So this is why we check your numbers to verify that everything is accurate even if what you have recorded is off. This could make the difference between your file getting funded or cancelled as things don’t add up.

Today I am thankful for our power staying on during the recent storm last night, the measure twice cut one approach to underwriting and winter tires but still no need to leave the house.

About Time

The funny thing about time is when you cut out those habits that are total waste of time, you suddenly have so much more time to be more productive. We all have only 86,400 seconds in a day so wasting them on things that are not moving you forward in life is extremely counter productive.

You see I realized that jumping into Facebook, instagram or twitter to see what friends, family or what was going on in the world takes you down a black hole. While you only wanted to spend 5 minutes suddenly turned into 45 minutes of doom scrolling or getting upset at a post or a comment, now you’re in a bad mood.

So now social media is limited to clearing up notifications twice a day. Once at 6am and again at 9pm. That’s is. Our time is a limited resource that we will never get back so wasting it doom scrolling does not help me, my family or my clients. If you need to reach me, do so though email, text or phone call.

Today I am thankful for a funny story from my cousin during our Friday call, lost time that has been reclaimed for more productive matters and focusing on solutions when challenges come up.

Roll with the punches

When thing go wrong as they sometimes do, you must lear to roll with the punches. As long as your future vision is stronger than your current predicament you will do just fine. Put your head down and keep working and don’t take your eye off the ball. Also for anyone who says that writing in not therapeutic has never tried it, cause it works for me.

Today I am thankful for the spikes on my boots so a slippery walk with my dog today was actually quite nice, having my teenage daughter actually like some of my music and there is nothing quite like listened to Pink Floyd “The Wall” track by track in order.

Lowest Price

The Lowest price isn’t always the law, sorry Zellers for those who remember them. More often than not quality is far more important that just the lowest price. If we were only concerned with the lowest price we would all be driving the $12,198 Chevy Spark. Instead the average new vehicle transaction in Canada last year was $45,594.

Incase you were wondering yes the same applies when you are shopping around for your new mortgage. This is where solid advice should be the most important part of your selection criteria. You see some of low rate fixed products come with some surprising conditions.

For the savings of 5 to 10 basis points ( note 100 basis points is equal to 1%) savings you are losing in some cases pre payment privileges, or have reduced pre payment privileges, you are locked in to that product and the only way to leave is a power of sale. Also if you are able to break it and leave the lender watch out for that nasty pre payment penalty.

Today I am thankful for my dog who gets me out of the house even when it is -24c windchill, having a roof over my head when it is unbearably cold outside and a wife who makes the most amazing homemade food.

Should I refinance?

After looking at your Christmas bills you may be wondering if it is a good idea to refinance your mortgage. Below are a few things to consider to help you to properly make your decision.

  1. Will it lower my over all payments? It’s best to look at everything you may want to include in your refinance and properly determine if you will be saving money. Look at your current mortgage payment, your credit cards, lines of credit, student loans and any other debt that may be included and compare to what you are paying now to what you could be paying.
  2. Is it a better interest rate? Fixed rates have moved quite a bit over the last 9 months and currently are very close to where we were almost 5 years ago. Variable rates on the other hand are still quite low but there is potential of them increasing soon.
  3. Has my home increased in value enough? Home prices are up across the country so it’s a good idea to know this as refinances are limited to 80% loan to value while purchases top out at 95%.
  4. What will it cost me? Savings on your current payments are only one part of the picture, even if you could be saving money yet it will cost you too much to refinance then it’s best to hold off. Those who have a fixed rate mortgage could possibly be surprised at how much your bank will charge you to break your mortgage.
  5. Will I even get approved? Has the pandemic affected your income in any way, have you missed any recent payments or lost your job? Even with these scenario’s it is still possible to refinance but there is a good chance that you will be paying a higher rate.

See there is so much to consider so it’s best to talk with an expert to go over all your options.

Overwhelmed

With the Holiday’s now firmly behind us and now starting our first full week of the new year. Are you suddenly feeling overwhelmed with the amount of work that you have to do. The bills that you now need to pay off or the weight that you now need to lose. You’re not alone as it happens to everyone.

However the trick is not to burry your head in the sand and do noting even though that is probably what you feel like doing. Sit down and make a list of what you need to accomplish and just start doing something. That simple process of knocking off items on your to do list is actually quite empowering. This is because one accomplishment leads to two then you build from there. The point is to just start doing something.

Don’t get paralysis of analysis. The journey of a thousand miles begins with one step and one step at a time. This is only temporary and you can do this. Once you start moving everything will start falling into place.

Hidden Gem

What is the rule about finding something surprising wonderful? You are supposed to tell everyone near and far. And if you experienced a product or service that is less than stellar, then tell the provider so they can improve for next time.

When we come along a great movie or restaurant we want to tell all of our friends so they too can experience the same results. At least that is our intention. This also applies to books. Stumble upon a book that you don’t know how you came across it but turned out to be a hard to put down wonder read. I’ve had one of those recently and it was wonderful.

You see I have spent the majority of my free time recently reading helpful ( not always exciting) non fiction books. I was looking for something fun to read after I had finished my 25th book last year which was a record for me. I subscribe to a reading email list called “Bookbub” where you receive a selection of titles to match your reading tastes. Looking for something light and fun I took a chance on a book called “the undead Mr Tenpenny” by Tammie Painter.

Once you get into it, you can’t put it down. Loved it and it was fun which was exactly what I needed. So if you are looking to escape and to be entertained, then I highly recommend that you pick it up.
