Under new management

We have often see these signs plastered in the windows of long established business and restaurants. They are meant to indicate that they have improved in many ways over the previous proprietor of the establishment.

The same applies to us as people. Are you happy with how the manger between your ears has been running things. Are you getting the results what you want for the work that you have put in? If not it’s time to fire them and start to implement new ways of thinking so you can generate better results.

Stop thinking of things or events as either good or bad. They are just events in your life period. If they went well or not find out why so you can either replicate them or do better next time. Life is not so much what happens to you but how you react to it. The most successful often had to overcome the most challenges.

Today I am thankful for a much earlier start to my day, a change of perspective from a new book and clients who have offers accepted.

Know why not how

Faced with a seemingly insurmountable task? The first step to achievement is having a clear picture of your end result. Next is knowing with absolute certainty why you want to achieve it. Knowing why must come before any and all how’s. With a powerful enough why anything is possible.

My younger brother had a heart attack last spring just as Covid was hitting us hard. Prior to this happening he was about 60 pounds overweight and didn’t know what to do improve his situation. An avid outdoorsman working out was never a priority for him. He always said that he would get to it later. After his health scare he suddenly knew why he had to improve his heath and the how’s just took care of themselves.

Are you renting and dreaming about owning your own home? Did you know that you have a higher chance of your rent increasing to unaffordable levels than the mortgage rates doubling. Also the average mortgage payment is lower than the average rent in most major cities across the country. Why do you want to continue making your land lord rich and not yourself?

Today I am thankful for getting files approved after others have declined them, that all three of my kids are happily back in school and that the days are still warm but the nights are much cooler.

Back to School

Well today is the day, summer vacation has officially ended and the kids are finely back to school. Today also marks the day when most people are back to work after taking time off over the summer. What this also means is that people will get back to their regular routines. The quiet real estate market of the dog days of summer will probably heat up again as everyone is back at it.

While inventories were tight all summer, demand took a breather in some segments of the market. I expect this all to change as more buyers are coming back. So if buying a home is in your plans, please contact me so I can get you pre approved so you can be more effective in your house hunting this fall.

Today I am thankful for a wonderful summer with the kids, the Nova Scotia weather that mostly cooperated and that they got out of the door without any issues today.

Labour Day

Happy Labour Day ! Or in my house this year, happy last day of summer vacation cause it’s back to school tomorrow. When you have children today is like Christmas eve when the kids will finely go back to school.

Today I am thankful for a great summer vacation with my kids, for new adventures that we went on this summer and for how much they have grown and matured recently.

Day of rest

To all those who have regular office jobs, Sunday’s are day’s of rest. To those of use who are self-employed in many cases it is like any other day. So if you are off enjoy it and if not then make the most of it.

Today I am thankful for being able to see my family for the first time in a year yesterday, my cousin Roger’s excellent BBQ skills and his excellent story telling ability.

Touching Base

I have changed a lot the way I conduct my business this past year. I have a large database of past clients and referral sources. What I had done in the past is send out regular emails to let them know what what happening with the world of mortgage financing. However that only brought marginal results and people as a whole get way too much email anyway.

So instead of the impersonal email, I have resorted to calling people. Since March of this year when I started calling people on a consistent daily basis I have done over 2,000 calls. The results of which are outstanding. I have had lot and lots of great conversations and made a lot of great connections.

What could you do to make your communication more personal? Since seeing people face to face during a pandemic was difficult, video calls and telephone calls are the next best thing. We long for interpersonal connections and while email is good to get your point across it pales in comparison to calling or seeing someone to make that true connection.

Today I am thankful for the bright sunshine and cooler weather that comes in September, more options to previous frustrating challenges and our annual family get together that happens today.

Squeaky Wheel

The old expression that the “Squeaky Wheel” gets the grease, rings true when you want to get things accomplished. However make sure that you accompany that with “you will attract more bee’s with honey that you will be sour grapes.” Be persistent yet kind and calm in your approach and you will get what you are looking for done in a timely fashion. People will go out of their way to help those who are kind and good to them.

Today I am thankful for an early start to the day, my eldest who was trooper at the dentist for the 2nd day in a row and the rest that comes form a long weekend ahead.

Time Flies

When your days are packed and you love what you do, time most certainly does fly by. So if this is you as well, don’t forget to make the most of every moment before they are gone. For those who are also working at home, take a min and check your calendar so you know what day of the week it is as they all sort of blend together.

Today I am thankful for being able to fit in a walk with the dog and a 5k run before the rains started, quiet time to read while my daughter was getting her teeth cleaned and the “ber” months which are my favourite.

Request Declined

Sometimes it happens that your mortgage request has been declined. More often than not this is an opportunity to restructure the request and start again. See if any debts can be repaid, have you included all the assets and properly explained the sources of income and all your debts? Can you increase you down payment or have someone co-sign with you to strengthen the file. Or better yet does it qualify for an exception?

Don’t give up hope just because you ran into a brick wall with one lender as there are plenty of other lenders who may be able to assist you with your mortgage request. There are lenders for the self-employed, high net worth, less than perfect credit or if you have foreign assets or income. I have frequently found that persistence does pay off so don’t take the 1st no as tragic or permanent.

Today I am thankful for the fact that there are always more options than problems, that rejections and failures are not fatal as they are opportunities to learn more and better for next time and that the traffic jam on the bridge had cleared up by the time I need to go back to Halifax.

The best time

The best time to buy a house according to the old adage is always now. In this hot real estate market and thanks to rock bottom interest rates, you will be paying down principal much faster than you are paying in interest. For example if you bought a house for 550K with 30K down on a variable rate of 1.35% over 5 years, you would pay 33K in interest in the 1st 5 years while paying down your principal by over 94K.

The best time to invest according to legendary investor Warren Buffet is always now. It also helps to follow his investment advice of buying and holding for the long term. Trust me I am still kicking my self for selling my Apple stock in 2014.

The best time to start a business like the two previous statements is always now. With a long term outlook like your real estate and your investing and old school work ethic you are sure to succeed.

Today I am thankful for the bodyweight warrior who helps keep me limber on the daily basis, seeing a doe and her two fawns eating apples near our home in the west end on Halifax and having fully formed ideas come to me while out on a run. Awesome.
