Crunch Time

With only 2 weeks to go till Christmas we are now in crunch time to get things done. So make your list, and check it twice so you can find out who has been naughty or nice, sorry I couldn’t resist. Seriously though, you are now most likely past the point where you can order online and expect to receive it in time for Christmas.

If the mall is now your only option plan your time there accordingly. Approach it with a plan rather than just to browse. Set a time limit and go in with your list. This will make your experience that much more enjoyable.

Actually this is the same way to approach most major tasks. You don’t start the process of buying your home without a pre approval or a plan. Get the first step covered that way everything else is that much easier.

First Chair

First Chair or second fiddle, driver or passenger, employer or employee, variable or fixed. Former requires more work and or more risk while the second is much less stressful and but without the same rewards. We are not all cut from the same cloth and that’s perfectly fine. Whichever one you are most comfortable with is the right one for you.

In regards to the last option which is variable or fixed, my role is to give you the best information that will allow you to make the best decision. In the current market they are both great options, but if one causes you more stress than the other, then choose the one that allows you the sleep better at night.

Today I am thankful for my son helping me shovel the driveway yesterday, a great birthday celebration yesterday and all the wonderful people who took the time to send me wishes.

Snow Day

I don’t know about you but I still get excited like when I was a kid about having a snow day. In fact it was a day just like today that my Mom brought me into this world so many years ago today. Maybe that’s why I like the snow so much. Anyways stay safe out there and only hit the roads if you have no other choice. The best option is to just stay home, curl up with a good book and a large cup of hot chocolate.

Preparation is the key

Preparation whether it is for a big sporting event, a pending storm or a major purchase like a house is key to the process going smoothly. For your sporting event you want to make sure that all your training has property prepared you to execute on the big day. On the topic of the storm, if it’s a snow storm like we are expecting tomorrow, then you want to make sure that your snow blower is tuned up and ready to go.

As for preparing for the purchase of your home. You want to make sure that all your financial documents are ready for your pre approval. Then you have engaged a realtor to help you with the search. For your offer, since you require financing do NOT waive the financing clause just because you are pre approved. Once your offer gets accepted we need to supply the bank with all the supporting documents and then wait for them to sign off on everything.

Being prepared makes these major events much less stressful. So do all the prep work required and just enjoy your self on the race day, relax to tunes while snowblowing and celebrate with some bubbly when you move into your new home.

Mistakes Happen

Mistakes happen, so it’s best not to let them ruin your day, week, month or year. Find the lesson that is inherently in it and move on with your life. The faster you do this the better you will be. Remember that there are no failures there are only successes and learning experiences.

When I think back to the major challenges that I was faced with this year and how much pressure I put on myself because of them and now in hindsight especially that they all worked out. So worry less, and enjoy each movement much more.

Today I am thankful for being a sound sleeper during a stormy night, my morning stretching routine to help me stay limber and for all the lessons I’ve learned along this road of life.

Comfort Zone

Your comfort zone is that place were you feel safe, like nothing will ever hurt you. However if you never push to grow and expand your comfort zone it can also be a prison. It’s so easy to get use to doing what you have always done, but you will get what you have always gotten. There are no raises, promotions or sales awards for those who strive to stay in their comfort zone.

Your true growth and in fact your real life lies just outside your current comfort zone. You haven’t always stuck in that comfort zone, as a child you were always trying new things. Learning to crawl then to walk was a push past your comfort zone. The same as riding a bike for a first time and learning to swim. Then in school you learned to read and write.

However now that you are an adult, what changed. Why are you not pushing yourself to learn and do new things. Just because you failed at something the first time does not make you a failure. Learn from your previous mistakes and start again and again if you have to till you get it right.

Years ago when people would put in an offer to purchase a property there was a good chance that they would get it. Now with the current low inventory of homes on the market buyers are having to place offer after offer in order to become the winning bidder. The same thing applies here, learn what didn’t work the first time and seek to correct it with each additional offer.

Ho Ho Humbug

Do all your responsibilities leading up to Christmas have you feeling a little less like Santa and a little more like Scrooge. Well you are not alone and it’s perfectly normal. While my wife and my kids were busy putting up the Christmas tree today, so not to ruin the mood I did a workout while they decorated.

Find something that allows you to reset and get back into a better mood. It could be doing a workout, going for a walk, having a short meditation secession or reading a few pages of a good book. This is a very busy time of year so don’t forget to make a little time for yourself so you don’t burn out.

My daughter who is also a middle child like me, did the same thing but at the gym. Find what works and make sure that you schedule in a little me time so you can get though this festive time of year in the best possible spirits.

Today I am thankful for my at home workout equipment so a quick workout can be done at almost any time, discovering some new music during a Peloton class and knowing that I didn’t rain on anyone parade while the house was being decorated.

The only thing

The only thing constant in our lives is change. Flexibility is a must so we can adapt to the never ending constant changes in our lives. Let’s face it we get older and will not be here forever. Make the most of the time that you have here and now. The things that you learned yesterday may be different tomorrow. You must be flexible and adapt and approach things with an open mind. Those who don’t will be left behind.

The same things applies to our current mortgage and real estate markets. The low rates that we have now will not last forever. Currently fixed rates are averaging 2.69% for 5 year fixed AAA clients and Prime (2.45%) -1.30 (1.15%) for variable rates. That is a spread of 154 basis points that you could still experience some good savings. Now as for the real estate side of things, we are still suffering from record low inventory so sellers are still getting top dollar for their properties and this means that buyers have to be strategic and aggressive with their offers.

There is a reason that Maritimers always talk about the weather. It is like so many other things in live it is also constantly changing. If things were the same day in and day out, life would be monotonous and boring. Embrace the change and roll with it.

Today I am thankful for my dog who made me take him out earlier this morning when I really didn’t want to move, an intense workout in a cold garage and my friend in Montreal who always sends me uplifting messages in the morning.

Season of giving

Now that we are in the midst of the holiday season, thoughts are frequently turned to how those who are fortunate can help those less fortunate. There are many worthwhile charities, here are three that come to mind for me.

Feed Nova Scotia helps individuals and families facing food insecurity or homelessness. You can donate by clicking on this link.

Canadian Blood Services as the need for blood is always there. I needed it back in 2015 and as a O- I feel it is now my responsibility to give back. You can also support them financially. Here is the link.

Canadian Red Cross is working to help those impacted by the flooding in BC. A little goes a long way, so please click here to donate to this worthy cause.

Lastly and importantly if you are feeling generous this time of the year and want to help someone in need whether it be though a donation to one of the causes above or just help an individual or family locally, do not record it to post on social medial. Do it instead because you want to help, not because you want to get likes or comments on your good deed.

Let it snow

Since we have no place to go, mostly due to the fact that we are still working from home due to Covid, let it snow, let it snow, let it snow. The first snow of the season is usually a reminder for those who haven’t yet gotten their snow tires to make the appointment and do it now. Remember to take your time, clear off your vehicle before you leave and be patient as it takes longer in the snow.

Today I am thankful for the beauty that the first snow brings to the city, for the perfect time to play Christmas music and for warm cups of hot chocolate.
