Mortgage Related

For those who have read a few of my daily blog posts know that they are not always mortgage related. Life unlike the new Apple TV show “Severance” can’t be all of one and none of the other. My broker friend in BC Dustan likes to say that “life is variable so should your mortgage”. As you know all work and no play makes Jack a dull boy.

That’s not saying that what we do for work is unimportant, it is but it should not encompass all of your waking hours. Some people define themselves by what they do, like being a doctor, an engineer or a lawyer, while others define themselves by their passions. I see what I do as providing access to capital to fund your dream home or your next home. When I am not doing that I am either reading, running, riding my bike or just hanging with my family.

Today I am thankful for the fresh fallen snow this morning, the fact that there wasn’t a lot of it and brighter and sunnier mornings.

Little Changes

Little changes to your life add up to monumental improvements when looked at over a longer period time. A few years ago I adopted the habit of doing a few pushups before going to bed, I started off with doing three sets of 10 and worked up from there. Now I am able to do sets of 50 and end with a set of 100. As a result the pains that I use to get in my shoulder has permanently gone away. While I don’t think I look any different, it allows me to end each day on a high note, irregardless of what transpired during the day.

With our current price of gas hitting new records almost every day, have you changed your driving habits? Are you driving less or less aggressively as that too will lower your gas consumption. As the weather starts to warm up have you thought about cycling to work or taking the bus. There are always options to what you can do to adapt.

Did you find that during the shut downs from the pandemic that you had gained some weight, that you were watching far too much tv or were scrolling endlessly on facebook or instagram. Simple changes like going for a walk or picking up a book in stead of turning on the tv or grabbing your phone may help. You don’t have to make massive changes at the start, but just start to make some and go from there.

The same applies when you want to save for a down payment on a future home. Start by putting away 10% of your pay before spend a cent. Sooner or later this will add up and when you add to this the profession advice of a certified financial planner you will find that you can hit your target much faster that you had imagined.

International Women’s Day

None of us would be here if it were not for the women in our lives. While most big businesses and governments are still ruled by men, women are making obvious advances. I read this morning that the Finnish government is now run by a consortium of 4 women in their 30’s and more than half their government are women. In Canada our minister of Defence for the 1st time ever is a woman ( Honorable Anita Anand), our Deputy Prime Minister is the hugely talented Chrystia Freehand and our Foreign Affairs Minster is the amazing Mélanie Joly. Actually half of our Minister’s are women.

All this makes me believe that my daughters can be anything that they want. Once actually plans to study medicine to become a doctor and her twin sister wants to be an engineer. Both careers previously dominated by men. So tell your daughters and your sisters and nieces that they can become anything that they set their mind upon. The sky really is the limit.

Potholes

One thing common about the late winter is the massive amount of potholes that suddenly appear before the first flowers of spring. After living in Halifax for the last 14 years and the previous 20 in Dartmouth, this year was the first time that I have ever blown a tire after hitting a pothole. Now to further improve on that record, it has happened twice. Last night while driving my daughter home from work in dark foggy conditions I hit a pothole that I could not see, but we sure felt it.

A quick call to roadside assistance as I was not aware that our rental car even had a spare, we were back on the road again. So if this happens to you, first call roadside assistance to get help if needed in replacing the tire, then call once safely back home to HRM and report the pothole and your damaged tire. The number is 311 inside of Halifax. Make sure that you give them the location of the offending tire killer and also log a claim regarding your tire.

Yes I was not in a good mood when I got back to the house but after a good nights sleep and 20 minutes of meditation this morning I realized that it’s not what happens to you but how you react to it. There will be unpleasant events happening to everyone throughout our lives, it’s how we deal with them that counts.

Declutter

According to my wife, there nothing better on a nice spring Saturday than cleaning the house. So while you are cleaning up and finding stuff that you no longer need, here is a list of a few place where you can donate or drop off your unneeded or unwanted stuff. Marie Kondo would be proud of you right now.

So just because your previously loved stuff is no longer in use by you, it doesn’t mean that it won’t be loved right now by someone else.

Hell Yeah!

I live by a simple philosophy when it comes to new opportunities in life, it’s either hell yeah or a hard pass. There is no maybe I will think about it, that wastes too much time for all involved. So you are either so excited that it will possibly blow your socks off or it’s a no. This makes it so much easier to keep focused and continue to move forward on my goals and plans.

Our time on this rock is far too short, it’s the one asset that we will never have enough of so it’s vital that we don’t waste it. Too often people just go with the flow and end up wasting their time on something that they are not all that interested in just because they thought it would be rude to say no. Be true to you and they will understand and not take it personally.

Prime Rate Change

Yesterday at 11am Atlantic Standard Time, the Bank of Canada increased it’s overnight interest rate from .25bps to .50bp. Thus all the banks followed by increasing their prime rate from 2.45% to 2.70%. Except for one key lender who was at 2.60% and has now increased to 2.85%.

As a quick comparison for those who are on variable rates and are thinking of switching to a fixed, the 5 year fixed rate is now between 3.04 -3.24 depending the lender. However remember that your discount to the prime rate will not change over the length of your term. So the people who took a variable at Prime -1% are still sitting quite pretty. Make sure that you do the math before you make any harsh decisions.

Wits End

Some people or situations make you feel like you are at the wits end of your patience. But remember that it all boils down to one simple fact, don’t worry about things that are outside your control. You can’t control what people do or don’t do or the situations around you. What you can control is your response to those people and events. Changing your focus will ultimately change your mood and your results. Give it a try when you feel like you have turned on to Wit’s End.

Trust

I have recently reconnected with a sales trainer that I worked with 20 years ago when I got started in this business. Ari Galper teaches no pressure trust based selling. I have resonated with his approached since I first discovered it. The truth of the matter is that we all like to buy but nobody likes to be sold anything.

While I am mostly a very trusting person, what really wins me over is when someone does what they say and when they say that they will do it. No second guessing or wondering, just solid dependable performance. Under promise and over deliver blows people’s socks off. It’s when you do the opposite that people begin not trusting you.

So what can take a long time to earn and develop can also be shattered in a matter of moments. A referral to me is a transfer of trust from one of my referral partners so I will do what ever I can to make sure they and the clients are well taken care of. What are you doing to build and maintain trust with those around you.

Excuses Excuses

It’s so easy to say that you are not succeeding in your finances, your health or your relationships because of any number of excuses. But you know who’s not making excuses, the people who are actually succeeding. You either find a way or you find an excuse, it’s that simple.

Just like mortgages, mindsets are either fixed or variable. Fixed mindsets believe that intelligence or talent is fixed, meaning that you either have it or you don’t. Variable or growth mindsets believe that intelligence and talent can be improved with hard work.

The easy way out is always to say that you’re not good at it or you can’t do it. The best way to approach it is to pick yourself up and figure out what wasn’t working and try it a different way.

This also applies to today’s real estate market. Yes it is hyper competitive and there are not a lot of listings on the market. However homes are still coming on the market and people are still becoming successful in buying them. Just because you have failed to get a home in 5 tries does not mean that you will not succeed. Sit down and talk with your agent, see where you came up short in the past and readjust for the future.

Today I am thankful for a snowy walk with my dog this morning, so well needed mobility work before the rest of the family got up and lifting a weight that I had not lifted in a while.
